# Command: rent-week-collections-run

Automate weekly collections follow-up: send tier-approved reminders to delinquent tenants and queue late-notice drafts for management sign-off.

## Inputs

**Delinquency threshold** — days past due triggering collections action (typically 5–10 days from rent due date)

**Approval tier** — which escalation level to automatically remind (e.g., "first notice," "approved reminder") vs. escalate for manager draft

**Manager email** — recipient for late-notice drafts and emergency escalations

**Tenant dataset** — list of active rentals with lease terms, current balance, and contact info

**Draft templates** — library of approved language for reminder SMS/email and late-notice letter content

**Date cutoff** — rent-week end date (e.g., Sunday of rent week) to flag delinquent accounts

## Steps

1. Query all active rentals; filter to those past the delinquency threshold as of the date cutoff.
2. Segment delinquent tenants by escalation tier (first notice, second notice, legal hold).
3. Send approved-tier reminders (SMS and/or email) from the tenant dataset using the draft templates, logging delivery status.
4. For escalation-tier accounts, draft formal late notices and eviction notices (if applicable) using legal templates; mark as "pending manager review."
5. Attach supporting documents (lease, payment history) to draft packages and queue in manager inbox.
6. If emergency maintenance issues are flagged on the account, escalate to on-call maintenance team immediately—do not hold for rent processing.
7. Log all actions and send summary report to manager.

## Constraints

- **No autonomous legal action.** Formal late notices and eviction notices are always drafted for manager approval; never send without sign-off.
- **Emergency escalation priority.** Maintenance safety issues bypass collections workflow and trigger immediate human handoff.
- **Audit trail required.** All sends, rejections, and manager approvals are logged for compliance review.

Done when: all delinquent tenants at approved tier receive reminders, escalation-tier notices are queued for manager review with supporting docs, and emergency maintenance has been escalated.
