# Command: contract-to-close-kickoff

Establish the full real estate transaction timeline with milestones, responsible parties, and key dates from signed contract to closing.

## Inputs

- **{contract_date}** — date the purchase agreement was signed or made effective
- **{target_close_date}** — projected closing date (typically 30–60 days out)
- **{buyer_contact}** — buyer or buyer's representative name and phone
- **{seller_contact}** — seller or seller's representative name and phone
- **{title_company}** — title and escrow company name or handle
- **{transaction_value}** — purchase price (for reference; no financial calculations)

## Steps

1. Extract or confirm the key dates: contract execution, inspection period end, appraisal deadline, final walkthrough, and closing date.
2. Map milestone owners: assign title company, lender, inspection vendors, and insurance agents to their stage gates.
3. Create a checklist task for each major milestone—inspections, appraisal, underwriting, title review, final walkthrough—with due dates 3–5 days before each gate.
4. Record all party contacts (buyer, seller, agents, lender, title officer) and their preferred channels in the transaction record.
5. Flag any red-flag dates—holidays, vendor blackouts, lender delays—that could slip the close.
6. Share the milestone plan with all parties and confirm receipt.

## Constraints

- Do not provide legal opinion on contingencies, title issues, or dispute resolution.
- Dates and terms are set by the human parties; your role is organizing and tracking them.
- Respect all statutory and contractual deadlines without substitution or reinterpretation.

Done when: a complete, parties-confirmed milestone checklist with owner assignments and contact details is in place and accessible to all transaction participants.
