# Command: monthly-market-report

Generate and deliver a market report for a named real estate area to your client base.

## Inputs

**Market area** — Geographic region (city, neighborhood, or ZIP code); e.g., {downtown-austin} or {sf-peninsula}

**Reporting period** — Month and year to analyze; defaults to current month

**Distribution list** — Email addresses or contact list of clients receiving the report; required

**Report template** — Preferred format (one-page summary, full analysis, or infographic); defaults to one-page summary

**Data sources** — Optional public portals (MLS (Multiple Listing Service), Zillow, Redfin, local assessor records)

## Steps

1. Gather market data from public sources: recent sales, inventory levels, days on market (DOM), average prices, and price trends for your area.

2. Calculate key metrics: median price, price change month-over-month, absorption rate (sales ÷ active inventory), and supply trends.

3. Document market observations: noteworthy neighborhoods, buyer sentiment signals from public listings, and factors affecting local demand.

4. Compile the report in your chosen template, including data summary, charts or visuals, and 2-3 paragraphs of plain-English market commentary.

5. Review the report for accuracy, compliance, and brand alignment; ensure no financial advice or price predictions appear.

6. Distribute the report to your client list via email or your client portal; track delivery.

## Constraints

- All data must come from public sources (MLS, county records, published market indexes); no proprietary or private data.
- Report contains market facts and trends only; no financial advice, investment recommendations, or price predictions.
- Client distribution list must be current and permissions-verified before sending.

Done when: Monthly market report for {area} is delivered to all listed clients and opens/clicks tracked.
